Chapter 42: Landlord and Tenant of North Carolina General Statutes have directives for carrying out the rental agreement between a tenant and the landlord. Both parties can enter into a rental contract for the residential and commercial property as well as a parking space. A landlord can demand a security deposit from the tenant in line with the Article 6 – Tenant Security Deposit Act.

Lease agreement requests various inputs from the landlord and the tenant. Therefore, it is necessary that both parties must review and prepare the document together. In addition, both parties must specify the responsibility of payment of brokerage in case any broker is involved in the deal.

Typically, either of the parties can serve a 30-day advance notice to terminate the lease contract like a month-to- month tenancy or fixed term lease. In addition, the landlord may require the tenant to submit a Rental Application Form for residential and commercial lease.

However, the landlord may insist for additional financial credentials from the tenant for eligibility.
